sales set another record in 2004

Home Builders
Research reported a record 29,248 new Las Vegas home
sales in 2004, an increase of 4,018, or 15.9 percent, from the
previous year.
The number includes
3,203 closings in December, a strong finish for the year, said
Dennis Smith, president of the local housing research company.
Even more impressive,
he said, was the new home permit total of 32,879, an increase of
7,666, or 30.4 percent.

builders laud Guinn land plan

With land in Las Vegas selling for $600,000 to $800,000 an acre,
a representative for developers expects home buyers will welcome
an innovative proposal by the governor to cut housing costs.
Gov. Kenny Guinn
unveiled a plan Monday for the state to acquire parcels of
federal land throughout Nevada. Private developers would build
homes and condominiums on the acreage, which would be kept in a
state trust.
Individuals
purchasing the homes would pay only the cost of the housing
unit, and not of the land.
"What the governor is
doing is extremely laudable," said Irene Porter, executive
director of the Southern Nevada Home Builders Association. "It
is really worth taking a shot on."
Leasing, building hot in '04 for American Nevada

experienced tremendous commercial construction and leasing
activity in 2004, an executive said.
Charles Van Geel,
senior leasing director for American Nevada, said he leased more
than 600,000 square feet of office and retail space within the
company's commercial properties over the last 12 months.
The major portion of
that space was within The District at Green Valley Ranch and
Green Valley Corporate Center South.
The District at Green
Valley Ranch is an $80 million mixed-use urban entertainment
center built by McCarthy Building Cos. and completed in April.
It has more than 400,000 square feet of specialty shops and
boutiques, restaurants, lofts and office space.

Bella Fiore will comprise 139
residences on lots that average more than 7,000 square
feet. Home prices start from $705,450 to $807,450.

Landry said. "And, the neighborhood has a breathtaking
setting surrounded by the golf course, scenic mountains
and even views of the Las Vegas skyline."
The single-story Plan One
measures 2,822 square feet with three bedrooms, 2 1/2
baths and an office.
Plan Two is a single-story
layout with three bedrooms, 2 1/2 baths and an office in
2,908 square feet. Plan Two X adds a second floor with a
casita, and measures 3,286 square feet.
The
two-story Plan Three features four bedrooms, 3 1/2
baths, a library
and
bonus room. It measures 3,959 square feet.
At 4,265 square feet, Plan Four
offers as many as five bedrooms, 3 1/2 baths, a loft and
bonus room.
Three-car garages are standard.
Wonderful Las Vegas Real Estate
Landry said the first home
buyers at Bella Fiore will receive an introductory
membership to The Club at Lake Las Vegas. Membership
includes access and use of all of The Club's amenities,
programs, activities and services, including golf at
Reflection Bay and The Falls at special rates.
Lake Las Vegas Resort
surrounds a 320-acre private lake. It provides a variety
of residential offerings, world-class resorts, three
golf courses, casinos, full-service marinas, water's
edge restaurants, caf s and boutiques.
All of the builder's sales
offices and models are open from 10 a.m. to 5 p.m. daily
except Monday, when they open at 11 a.m.
Pardee has built more than
30,000 homes in Southern Nevada since 1952, and
currently has 19 neighborhoods in development.

Pulte offers attached homes at four
locales

Two condominium complexes, Sky
Pointe and Fulton Park, recently started presales.
Located in the Centennial Hills area of
northwest Las Vegas, Sky Pointe offers the same floor plans as
Terrasini. They are priced from $175,000.
To visit the sales trailer, take U.S.
Highway 95 to Durango Drive and exit right. Make a right on Farm
Road, another right onto Tule Springs Road, then follow the road
until it turns into Sky Pointe Drive and follow the signs.
Fulton Park, located in the western Las
Vegas Valley, also offers the same floor plans, with prices
starting from $199,000.
All of the sales offices are open from
10 a.m. to 5 p.m. daily except Wednesdays when they open at
noon.
Pulte Homes Inc., based in Bloomfield
Hills, Mich., has operations in 54 markets and 28 states. In
2004, the company delivered 38,612 homes across the nation.
During its 55-year history, the company
has constructed more than 408,000 homes. The company also
operates its own mortgage company.
